The federal zone, explained
In Mexico the first 20 meters of land from the high-tide line belong to the federal government (the zona federal marítimo terrestre). Beachfront owners can use that strip through a concession. If a property includes terraces, pools or gardens on that strip, check that the concession exists, is in the right name and is up to date.
What to check on the beach
- Beach erosion and how the sand has changed over recent years.
- Hurricane and storm history, and the cost of insurance that covers them.
- How salt air has affected windows, railings, air conditioning and elevators.
- Public access to the beach next to the building, and noise from beach clubs.
Why beachfront holds its value
Truly beachfront property is in fixed supply, and it is what most visitors picture when they think of Vallarta. That supports demand from both owners and renters. Prices reflect it, so the checks above matter more, not less.
