Marina Vallarta vs Zona Romántica: which is right for you?

Two of Puerto Vallarta's most popular areas for US and Canadian buyers, compared: lifestyle, walkability, beaches, property types, rentals and what to check before you buy.

Quick answer

Choose Marina Vallarta for a calmer, planned neighborhood with a marina, golf and the airport minutes away. Choose the Zona Romántica to walk everywhere: beach, pier, restaurants and the old town, with strong short-term rental demand.

These are the two neighborhoods I'm asked to compare more than any others. Both are in Puerto Vallarta, on the Jalisco side of the bay, and both are popular with buyers from the US and Canada. They offer very different days.

Choose Marina Vallarta if…

  • You fly in and out often and want the airport close.
  • You own a boat, play golf or prefer a quieter, more ordered neighborhood.
  • You want space, parking and easy errands more than nightlife.

Choose the Zona Romántica if…

  • You want to walk to dinner, the beach and the old town every day.
  • You like energy and street life, and don't mind some noise.
  • Rental income matters and you want a lock-and-leave condo.

Still can't decide?

Spend one evening in each. Walk the Malecón and Los Muertos pier at sunset, then have dinner at the marina the next night. Most of my clients know within 48 hours. If you can't visit yet, I'll walk both areas with you on a live video call.

Is the Zona Romántica walkable?

Yes. It is the most walkable part of Puerto Vallarta, with Los Muertos beach, the pier, the Malecón and hundreds of restaurants within walking distance.

How far is Marina Vallarta from the airport?

Only a few minutes by car. It is the closest of Puerto Vallarta's main residential areas to the international airport.
